KosAI Property Management

KosAI is a production-ready UI/UX mockup for Indonesian property owners managing kos-kosan, kontrakan, or small apartments in Jakarta, Depok, Bekasi, Bandung, and Surabaya.

The product concept turns daily property operations into a single AI-assisted workspace: 24/7 tenant communication, automated rent billing, payment reminders, damage reports with photo evidence, predictive maintenance severity scoring, contractor dispatch, tenant screening, lease extraction, and AI rent price optimization based on local market signals.

  • PostgreSQL stores properties, rooms, tenants, invoices, payments, tickets, applicants, leases, pricing recommendations, policies, and audit events
  • Drizzle ORM is recommended for TypeScript-first Postgres development with explicit SQL control
  • Redis handles session state, webhook deduplication, reminder queues, AI job queues, and rate limits
  • AI tools call scoped database actions behind policy checks and write immutable audit events
